Notable part is that total FSI would depend upon which part viz commercial or Residential are your priority. Commercial (Office Space) having flexibility of 5 FSI, when kept in larger ratio the total available FSI would be more. On the contrary, if Residential are kept more the total FSI would be lesser.
When net available land of 157087. 80 SQM is split into 41352 Sqm (residential)+ 115735.80 Sqm (Commercial) we get a total of 904647 SQM FSI.
